The Belgravia is one of just eleven new homes at Marina Quays, Cairns Homes‘ gated development on the water in Newark-on-Trent. It’s a five-bedroom family house first and foremost, but spend any time in the ground-floor layout, and it’s clear how much thought has gone into how well it works for hosting too. Even before you factor in the setting, the house does a lot of the work on its own.
At The Belgravia, that shows up everywhere, from the open-plan kitchen and family room to the sliding doors that open the whole ground floor onto the marina terrace. It’s a layout designed so nobody spends the evening trapped in the kitchen while everyone else has fun elsewhere.
Where the Evening Begins
Guests arrive through a large hallway with a galleried landing, and it isn’t long before everyone ends up in the same place: the open-plan kitchen, dining and family room that runs the width of the back of the house.
From there, the open-plan kitchen, dining and family space takes over. The bespoke kitchen, designed by Steven Christopher Interiors, is built around an oversized island with Siemens appliances integrated throughout, and it works as well as a gathering point as it does a place to cook. Guests perch at the island while you finish plating up, and conversation drifts easily between the kitchen, the dining table and the family space beyond it.
It’s the kind of kitchen that doesn’t split a host from their guests. Whoever’s cooking stays part of the conversation instead of disappearing behind a closed door, which changes the whole feel of the evening before anyone’s even sat down.
Large sliding doors lead straight from the kitchen and family room onto the terrace overlooking the marina. Nobody has to announce that the party’s moving outside. It just does.
An Outdoor Kitchen That Means Business
The garden has its own stainless-steel kitchen, fitted with a barbecue, fridge and sink, so cooking doesn’t stop the moment the party moves outdoors. Large cushioned seating and outdoor lighting mean guests are happy to stay out there long after the food’s finished.
A barbecue on the go while people drift in and out from the terrace. Dinner outside as the light softens over the marina. A boat drifting past mid-conversation, and nobody quite finishing their sentence because of it. This is the kind of hosting that doesn’t need much choreography once the house is doing half the work.
Where the Marina Comes Into It
Some of what makes The Belgravia work for hosting isn’t inside the house at all. Marina Quays sits directly on the water, and that proximity does more for an evening than any amount of clever layout could on its own. Guests step out onto the terrace, and there’s something to look at: boats moored along the quay, the light changing on the water as the evening goes on, the occasional wash from a passing vessel breaking the surface.
A short walk along the quayside before dinner, or a coffee out there once everyone’s eaten, becomes part of the evening rather than an afterthought. It’s the sort of setting that does some of the entertaining for you.
Room to Spread Out
Not every gathering needs the run of the whole house. A separate lounge with its own garden access gives guests somewhere quieter to sit, and the large study downstairs works just as well for a card game as it does for a smaller group who want to escape the noise for twenty minutes.
There’s a downstairs cloakroom too, so guests aren’t sent trekking upstairs mid-evening, and a large utility room that keeps the practical side of hosting, the washing up, the coats, the overflow, out of sight of the party.
Upstairs, five double bedrooms mean staying guests are looked after properly too. The principal suite has its own dressing room and ensuite, and two further bedrooms come with ensuite wet rooms. The first-floor landing is generous enough to have its own seating area, which comes in handy when a weekend of guests needs somewhere to spill over into.
A Setting That Sets the Tone
Some of what makes hosting at The Belgravia work happens before anyone’s even through the front door. The electronically controlled entrance gates and video link access mean there’s a genuine sense of arrival by the time guests reach the drive, well before they’ve had a drink. It sets a tone for the evening that the house then spends the rest of the night living up to.
Entertaining, Whatever the Season
The Belgravia isn’t limited to summer evenings. In the warmer months, that means long evenings on the terrace, the outdoor kitchen doing most of the work, and guests happy to stay outside until it’s properly dark.
Come winter, the mood shifts indoors without losing much of the atmosphere. Underfloor heating runs throughout the whole ground floor and the bathrooms, so a December dinner party feels just as comfortable as one in July, with the doors closed and the kitchen island picking up more of the work than the terrace does.
Whether it’s four for dinner or a full house for the weekend, the layout does the work of making it feel effortless.
