Buying the home of your dreams should be a pleasure, not an endurance test. We’ll do everything in our power to make sure purchasing your property is an enjoyable experience – but you will almost certainly benefit from knowing what to expect from the process.
Before we can proceed, we’ll need you to complete a reservation form and pay your reservation fee. From here, you’ll meet with our sales team to discuss the plans for your development.
You should appoint a solicitor/legal advisor and provide us with their contact details so our solicitor can forward on a draft contract, conveyance plan and any other relevant documentation. You will also need to pay your solicitor for any searches that are required in relation to your purchase, so they can apply for these on your behalf. Your selected solicitor will need to be informed of our 28-day exchange deadline to ensure that they will be able to exchange contracts within that time. If you don’t have a solicitor in mind for this transaction, speak to us and we will gladly make a recommendation.
If you need to raise money for your purchase, you will need to apply for a mortgage. An independent financial advisor will be able to assist you with this. We do ask that you are financially qualified by your chosen lender before you proceed with your reservation. Please talk to us if you would like us to share the details of a trusted independent financial advisor.
Your solicitor will arrange to exchange contracts with our solicitor. Once all questions and queries relating to your new home and the development have been answered, and our solicitor is in receipt of your deposit funds, the exchange of contacts will take place.
Approximately 14 days before you can move into your new home, you will be given a firm date for legal completion. From there, you can make the necessary arrangements; you can book your removal company, arrange for your new phone line to be connected and transfer your utility account to your new address.
Before you move in, we will arrange for you to visit your new home and you will meet the site manager to go through the property with a fine toothcomb to make sure you are familiar with all its functions and features.
On the day of legal completion, we will wait for a call from our solicitor to confirm that funds have been received before we hand over the keys.
Our site team will pay you two courtesy visits after you have moved in to answer any questions and address any snagging issues.
28 days after you have completed your purchase, our customer care team will take over and become your main point of contact at Cairns Homes. We’ll always be on hand to help you, if you need us!
