Cairns Homes has released the first plot at The Beeches. This is a stunning development which offers space and seclusion, in a village that has spent years quietly becoming one of the better places to live in Nottinghamshire.
Only a small number of homes will ever be built here. Each will sit behind its own gated entrance in a cul-de-sac set back from Shelford Road, with four and five bedroom layouts designed for family life at a genuinely generous scale. Plot 1, the first to be completed, occupies a corner position of approximately a quarter of an acre and takes its name in spirit from the spectacular mature Copper Beech tree that anchors the garden, a tree that was almost certainly there decades before any of the surrounding roads.
The appeal of a development this size is that there’s no phased estate stretching over several years, no rows of near-identical facades. A few families will eventually call this cul-de-sac home, and each one will have chosen a house that was designed, not simply built.

Radcliffe-on-Trent sits a few miles east of Nottingham, above the river that gives the village its name. It has the kind of centre that still works properly, with a shopping parade, a library, a medical centre and three churches, plus enough independent shops and cafes to make a Saturday morning errand feel like something other than a chore.
Rockley Memorial Park is the village’s green heart, with a lake, mature lawns and paths that get well used. From there, the Cliff Walk follows the Trent north with views back toward Nottingham. St Mary’s Church, all medieval stonework and quiet corners, sits close to the village centre and is worth a look even if you’re not the churchgoing type.
For families, Radcliffe has its own primary schools on the doorstep: Radcliffe-on-Trent Infant and Nursery School and Radcliffe-on-Trent Junior School, both rated Good by Ofsted. South Nottinghamshire Academy takes pupils through secondary and sixth form from age 11, and the independent Nottingham High School is around eight miles away for those who want it. For sport, there’s an active local cricket club, golf nearby at Cotgrave, and both the National Water Sports Centre and Trent Bridge Cricket Ground within easy reach. Nottingham Forest and Notts County are close enough to be a regular fixture rather than a special occasion.
Close to the city, far from the noise
Nottingham city centre is around eight miles away, and West Bridgford, with its own restaurants and shops, is closer still. The train from Radcliffe-on-Trent station, on the Nottingham to Grantham line, reaches Nottingham in around 12 minutes, and Trent Barton’s Mainline bus runs the same route via West Bridgford for those who’d rather not drive. It’s a commute measured in minutes, not one that eats into the evening.
By road, the village sits directly off the A52, giving quick access to Nottingham in one direction and Grantham in the other, with the A46 close by for Newark and Leicester. East Midlands Airport is a manageable drive of around 20 to 25 minutes, useful for anyone who travels for work.
That combination is genuinely rare. A village quiet enough to feel like a proper retreat, close enough to a major city that you never actually feel cut off from it.
